Documenting VT Systems

When specifying a Vertical Transportation Equipment Management Software platform for annual services.

FM-Pro- VTPro™ is a commercially available solution for building an inventory of commercial VT systems.

The application software can incorporate detailed as built construction records with a document management area at both the facility and VT section pages.

As Built VT Systems

For the Individual VT asset areas, the program will provide data areas for documenting.

VT assessment information is organized and inventoried using references from the CSI master format, VT type classifications. A widely used classification method widely shared between North American Architects, Engineers and Building owners.

As the sample below demonstrates using a combination of industry standards, naming and numbering will allow a consistent accounting of the inventory of VT systems, even when using multiple service providers.

Electric Traction Elevators14 21 00
Electric Traction Freight Elevators14 21 13
Electric Traction Passenger Elevators14 21 23
Electric Traction Service Elevators14 21 43

Sample:CSI Numbering use of Electric Traction Elevators there is a general group noted by 14 21 00 and specific types under this category e.g. 14 21 23.  The addition of listing the VT system components; power source, relays, description/configuration further enhances the as built information.

Installation Description

The core information is obtained by on-site observation of reference from "As Built" records.  Equipment type standard entries are listings of the component; relays, power sources, capacity specifications, equipment cab, door configuration (elevators); railings, and speeds, and slope (people movers) Include any applicable details for referencing the installation and power source.
Core PhotosInclude Core Photos in report to document the equipment installation.

Summary

In the VT system construction, list the VT system components, installation Including listing the critical components, listing type the dimensions of each VT component and specifications for the VT system.

In VT system details provide a description of the primary installation servicing details, per each VT equipment.

The VT defect area should support entering observed defects for each VT area. The defect descriptions should apply to each unique VT system as to provide the district the ability to track defects rates by each VT type.
